Client Progress: Living Room Budget Re-do

Shortly after I started this blog, I started receiving phone calls from people in my community asking me for help with their homes.  Today I'm going to share pictures from the very first couple I helped!  Although we started their makeover about a year ago now, we are still working on pulling the finishing touches together.

(one of my favorite and most impact-ful features of the room is a pair of Ikea mirrors we added to the TV wall)

They had their second baby shortly after we purchased the upholstered pieces and they wanted to take some time off to adjust to the changed family.  Once we started meeting again and decided on some of the finishing pieces, their basement flooded and they had to redirect funds to fix the basement!

I'm getting antsy to share pictures, so I decided to just go for it and share with you what we have so far!  Also, I'm trying to build out a portfolio and before/and after section for the blog so I've been slowly collecting pictures from across my projects.

The couple bought this home and completely renovated the entire first floor and added a second floor as well.  This used to be a small two bedroom ranch and now it is a four bedroom home with beautiful finishes throughout;  however, the couple was unsure how to finish the space and started making purchases before I met them.  Below  - in the two before shots - you can see the items they purchased before I came into the picture:

The two love seats were too small for the space.  Additionally, aside from the basement family room, this is the only living space on the first floor.  It has to function both as their family room and entertainment space.  This meant the couple wanted to maximize seating to encourage guests to move from the kitchen to this room.

We decided to move the love seats to their master bedroom (which is HUGE and dwarfed the king size bed which was the only piece of furniture they had in their room) and started fresh here.  However, they wanted to accomplish everything on a budget given:

(1) the previous furniture purchases
(2) having spent so much during the renovation; and
(3) they have two young children and believe they will ultimately refresh the space again once the kids are a little older.

In terms of style, they were pretty simple.  They told me they LOVE Z Gallerie, and anything blingy or flashy.  Here is the space today:

To add a focal point to the TV wall, we chose these large mirrors to fill the space, but to also reflect light from outside into the room.  The TV stand is not my ultimate vision for the space; the plan was to use a parsons style table with two x-benches or storage cubes underneath to serve as additional seating when needed.  In this next before shot of the entry- which is right behind the sofa back pictured above - you can see they were using the mirrored console in the entry.  They moved it to under the TV to make room for their Christmas tree and it has really grown on them in it's current spot. So there it stays!!!  Maybe I can still convince them to move it back, but it actually works well in the new spot and ultimately it's their decision.

Here is this entry space today:

We added the curtains (which are being re-hung to the outside of the windows since I wasn't their when they went up!!!) and stacked picture frames to counter the height of their 10+ foot ceilings.  They will be adding black and white prints to the photo frames, one day!!!!  We will also pull the orange accents to the other side of the room.  Also, the hunt is on for a new entry table.  Actually, now that they changed things up on me, I'm going to re-think the way they use this space since they don't actually ever use the front entry.  Perhaps a sofa table behind the sofa and another use for this nook all together....

Here is another before shot:

Today:

A coffee table is being ordered this week and we are still searching for a side table and lamps that fit in our budget.  We really did work on a budget - at least in my mind and of course everything is relative and I would always like a bigger budget!  :)  For example, we got these sofa's for an incredible deal:  $1,200 for the pair of them along with the pillows and the chairs were $500 total.  Here are just a few more detail shots:

And the entire space:

I will share more progress once we add the finishing touches!  Thanks for stopping by!

  1. This looks great Dawn and I love the pair of mirrors added beside the TV area. You know it's funny I often hear of people (both in my own experiences and others) that are working with people who are really talented in renovations and home repairs, but they need someone to help with their vision and filling in the space. That's great that they called on you for that. Looking forward to seeing more of this project.
